OfferQS Privacy Policy

FiveRivers Company LLC ("FiveRivers", "we") operates OfferQS. This policy explains what personal information we collect, why, who we share it with, how long we keep it, and your choices. It applies to offerqs.com, the OfferQS application and related emails.
1. What we collect
Account information. Your email address (required for passwordless login), your name if you provide it, your organization and role within it, your audience selection (for example landlord or agent), and your license number if you choose to enter it as an agent.
Billing information. Billing name and address, the last four digits and brand of your payment card, subscription status and invoices. Full card details are collected and stored by Stripe, our payment processor, not by us.
Content you create. Property searches and saved searches, properties you save or watch, assumptions and scenarios you enter (which may include financial figures such as your budget, down payment, rent, expenses, loan terms), notes, decision records, documents you upload, and content you share with others. You control what you enter; do not enter more personal or financial detail than you need.
Usage information. Actions in the Service (pages viewed, searches run, records saved, features used), timestamps, approximate location derived from IP address, device and browser type, and diagnostic logs. We collect this to operate, secure and improve the Service and to measure which features are used. We use first-party event logging; we do not embed third-party advertising or social trackers.
Communications. Emails you send us and our records of support interactions; email delivery and open events for transactional messages (login codes, billing, watch updates).
Information we do not collect. We do not ask for or infer race, ethnicity, religion, familial status, disability or other protected characteristics, and we do not provide such data about neighborhoods or persons.
2. How we use information
- To provide the Service: authenticate you, show your work, run your calculations, send the updates you asked for.
- To bill you and prevent fraud.
- To operate, secure, debug and improve the Service, including aggregated, de-identified analysis.
- To communicate with you about your account, security, billing, changes to terms and, with your consent, product news (you can opt out of non-essential email at any time).
- To comply with law and with our data-provider agreements, including the MLS requirement that VOW users be registered and identifiable.
- We do not sell personal information and do not share it for cross-context behavioral advertising. We do not use your content to train AI models.
3. Who we share it with
Service providers (subprocessors) that process data on our behalf under contract:

We will update this list at offerqs.com/subprocessors at least 30 days before adding a subprocessor that handles personal information.
Data providers. MLS rules may require us to keep records of who has accessed VOW data and to make them available to HAR on request to investigate misuse. We do not otherwise share your identity with HAR or Repliers.
People you share with. When you share a workspace, record or report, the recipient sees what you chose to share and your name or organization as the sender.
Legal and safety. We may disclose information to comply with law, enforce our terms, protect rights, safety and property, or in a merger, acquisition or sale of assets (with notice to you).
4. Retention
- Account and content: for as long as your subscription is active, then 90 days after cancellation or termination so you can export it; then deleted from active systems within 30 days and from backups within 90 further days.
- Billing records: 7 years as required for tax and accounting.
- Usage and diagnostic logs: 13 months, then deleted or de-identified.
- VOW access records: as required by the MLS agreement, 180 days after the registration credential expires.
- Email delivery logs: 90 days.
You can delete individual content at any time in the Service; deleted items are removed from active systems promptly and from backups on the schedule above.
5. Your rights and choices
Depending on where you live, including under the Texas Data Privacy and Security Act and similar state laws, you may have the right to access, correct, delete or obtain a portable copy of your personal information, to opt out of certain processing, and to appeal a decision we make about your request. You can export your content and delete your account in the Service or by emailing support@offerqs.com. We respond within 45 days. We will not discriminate against you for exercising these rights. If you appeal and are not satisfied, you may contact the Texas Attorney General.
You can opt out of non-essential email using the link in any such message. Login, billing and security messages are necessary to the Service.
6. Security
We use encryption in transit and at rest, access controls scoped to your account and organization, passwordless login with short-lived codes, audit logging of sharing and administrative actions, and regular backups. No system is perfectly secure; tell us at support@offerqs.com if you believe your account was accessed without authorization. We will notify affected users and regulators of a breach as required by law.
7. Cookies and similar technologies
We use strictly necessary cookies and local storage to keep you signed in, remember your preferences and protect against abuse. We do not use advertising cookies. Because we use only necessary cookies, no cookie banner is required; you can clear them in your browser, which will sign you out.
8. Children
The Service is for adults. We do not knowingly collect information from anyone under 18; contact us to have such information removed.
9. Users outside the United States
The Service is intended for use in the United States and our providers store data there. If you use it from elsewhere, you consent to transfer to and processing in the United States.
10. Changes
We will post changes here with a new effective date and notify you in the Service or by email at least 30 days before material changes take effect.
