Why the defaults are conservative
Vacancy defaults to 8% of rent and maintenance to 10%, and insurance is never assumed for you — you enter it or the total stays withheld. Guides that combine vacancy, insurance, maintenance, taxes and management commonly land around 45% of gross rent combined; starting conservative and narrowing with your own numbers is safer than starting optimistic and being wrong (research/R1-landlords-investors.md). The same discipline — a mandatory buffer instead of a single confident number — is what experienced flippers use for their own holding-cost estimates (research/R4-flippers.md), which is where these defaults are drawn from per the JN contract.
